Position Overview:
The Senior Property Manager will be responsible for leading the operations and financial management of a mixed portfolio of eight commercial and residential properties across multiple states, including one undergoing a major remodel. This role demands exceptional organizational, negotiation, and project oversight skills, coupled with a keen attention to financial details and a strong ability to proactively manage both day-to-day operations and long-term value creation initiatives. You will serve as the owner's key point of contact for all property-related activities, ensuring optimal performance and project success.
Essential Duties:
Property & Project Management
- Manage all aspects of property operations across residential and commercial assets, ensuring the highest standards of service, maintenance, and tenant satisfaction.
- Lead oversight of ongoing property projects, including renovations and capital improvements, with responsibility for timeline management, budget tracking, and contractor coordination.
- Maintain constant visibility into all work orders, property issues, and project milestones to ensure seamless execution.
Financial Oversight
- Review, approve, and manage all payments, purchase orders, and invoices with comprehensive visibility across the portfolio.
- Maintain detailed financial records, including budgets, expenditures, receipts, and vendor payments, while collaborating cross-functionally with accounting teams for proper organization and filing.
- Track project and property budgets in real time, preparing regular financial and operational reports for ownership.
Vendor and Contract Management
- Negotiate, execute, and monitor vendor and service contracts, ensuring compliance with all terms and service level agreements.
- Actively engage with vendors and contractors to secure refunds, credits, or remediation when necessary to protect project and property interests.
- Manage vendor databases and renewal schedules, proactively initiating renegotiations to optimize service and cost efficiencies.
Onsite and Local Coordination
- Conduct local tasks as needed, including pick-ups, drop-offs, onsite meetings with contractors, inspections, and material deliveries.
- Serve as the key onsite representative for ownership when managing in-person project milestones or property needs.
- Oversee the full life cycle of design and construction from schematic design through final build out.
Compliance and Reporting
- Ensure full regulatory compliance across all properties and projects, staying ahead of local codes, permitting, and documentation requirements.
- Implement systems and tools to streamline property tracking, budget visibility, and compliance management.
Education & Experience:
- Education: Bachelor’s degree in Business, Real Estate, Finance, or a related field preferred.
- Experience: Minimum of 5+ years of hands-on property management experience with portfolios including both commercial and residential assets. Strong knowledge of construction methods, materials, and building codes is a plus.
- Property Management Experience: A strong background in property management is required.
- Project Management Experience: Prior experience in project management (especially construction, renovations, finish schedules, or capital projects) and Interior Design is highly preferred.
- Certifications (preferred): CPM (Certified Property Manager), ARM (Accredited Residential Manager), or equivalent credentials.
- Technical Skills:
- Strong proficiency in property management software and Microsoft Office Suite (especially Excel and Outlook).
- Familiarity with project management tools and budgeting systems is highly desirable. Currently the Company utilizes Notion.
- Ability to read and interpret architectural plans; intermediate proficiency in CAD is a plus.

- Salt Lake City, UT or Park City, UT
- Boston, MA (hybrid flexibility)
- Light Travel: Ability to travel to properties if needed.
